Tips on Renting

Please see below tips on renting your property.

Setting your rental rates

It is important to set competitive prices in order to attract holidaymakers and convert into bookings for your property, below are a few helpful tips.

Do your “homework”. Spend some time checking the competition. Your pricing structure needs to be representative of the rest of the market. Concentrate on what your property has to offer, what are the benefits of booking your property? For example, location, close to the beach, tourist attractions, town centre, airport.

Usually the majority of rental properties are priced per week (7 nights). You may wish to be flexible on shorter or longer stays, but weekly pricing is easy to understand and give you a good base should you need to negotiate for other periods.

Check the coming year calendar for school holidays and Bank holidays, as these are periods when you may wish change your pricing in order to maximise your potential rental income.

Rental Benefits

Your holiday home is likely to be vacant for long periods of time during the calendar year. Renting your property, potentially, therefore could have many benefits.

This income will help to cover many of the costs you may incur and also help towards any improvements or refurbishment plans you may have. Don’t forget, you have complete control regarding your availability, so you can always make sure your holiday dates are retained for yourself and family.

Translating enquiries to bookings

Statistically, there are several main factors that holidaymakers consider essential when looking for property. The cost, Location, Travelling times/dates, and size of property.

If these factors meet their requirements, they will wish to contact you. Responding to an enquiry should be swift. It is a fact the owner who responds first has a far greater opportunity to secure a booking.
